How it works
You provide us with the information, and we do all the listing for you. We will take high-quality, editorial-style images of your location.
We don't charge a thing for listing your location; we simply take 20% commission per booking.
Pricing for each project is agreed with you in advance and you will receive 80% of the invoiced amount via bank transfer with no hidden costs, banking fees, or booking charges—we cover these for you.

We manage the whole process of booking for you, including taking professional images of your location if you do not have any. It is free to list with us and have your photos taken. We then take a 20% commission on all bookings made through the Fablefaine website. We pay all fees. Eg if you charged £200 +VAT, your payout would be £160 +VAT. You do not have to be VAT-registered to work with us.
Our locations include only countryside properties (e.g. rural or village locations). All our properties must be either A. Historic, B. Environmentally friendly, sustainable builds, or C. Landscapes.
Examples: manor houses, woodlands, lakes, cottages, shepherd huts, farm buildings, mountains, hillsides, farmland, wildflower meadows, standing stones, gardens etc
We are looking for old, quirky, interesting, and beautiful spaces, not blank white spaces.
Ensure that you have the relevant Public Liability Insurance for location shoots (and/or retreats where relevant) in place. This can be an ongoing cover or cover you take out for specific bookings.
Welcome the booking team and allow access; show them where everything is. Ensure the property is as shown in the listing photographs, with all clutter removed. Do a condition check walk-through at the beginning and end of the shoot. Provide access to the facilities on your listing and ensure things like water, tea and coffee, or toilet rolls are well stocked if toilet facilities are provided as part of your listing.
Be available throughout the booking period if there are any queries/emergencies either in person on-site or on the phone. You do not need to remain at the property; in fact, remaining out of shot is vital.
Please do not share any of the shoot activities (especially on social media), which may rely on secrecy and confidentiality at any time.
We take the booking payment and hold it until the shoot is complete. Funds are then sent directly to you within two working days - it may take a few days for the funds to appear in your bank account.
For extensive projects where project-specific contracts and payment schedules may need to be in place, all parties will agree to a separately negotiated, signed and agreed payout schedule.
You can supply alternative available dates to us, and we will liaise with the Creator on your behalf. Or simply let us know if your location is unavailable at this time.
In the unlikely event something gets damaged, we have all the contact details of the Creator, and you are supplied with a copy of their insurance certificate. We recommend you have your own insurance for this, too. It’s best to raise any concerns with the Creator immediately so that everything can be rectified as soon as possible.
However, it will be your responsibility to pursue any damages or claims. Please be aware that wear and tear may occur if your property is frequently used.
Simply email us at hello@fablefaine.com and we will endeavour to make any necessary changes within two weeks. However larger changes (such as imagery) may require us to temporarily remove your listing until these changes are made. You have the right to remove your property from our website at any time and we endeavour to do so within two weeks of the request.
We never share the real name, or full address of your property on our website or your contact details until a Booking enquiry has been agreed.
Unfortunately, we cannot guarantee that your property will be chosen for a shoot or event. However, we do everything we can to market all of our properties via our social media, blog and newsletter, as well as directly to clients, and online and print advertising to ensure we get as many bookings for our Locations as possible.
The size and scope of the projects we take bookings for have an enormous range, dependent on the size and scope of the photoshoot and the size and uniqueness of your Location. We are happy to advise on rates if required.
That’s fine! When we create your listing, we will ask you what sorts of shoots you are happy with and what sorts of photoshoots you are not. These will be made clear on your listing so your time is not wasted with enquiries you do not wish to pursue. We do not allow any adult content to be filmed or shot at our locations.
It is best to check with your local authority as to the limits set before you need planning permission. It is unlikely to affect most locations, but if you get many enquiries it is worth getting advice on your legal obligations from your local council.
If you have any near neighbours that may be affected by a shoot team’s activities it is best to forewarn them of any potential disruption. However, we have strict policies on keeping to permitted access routes, parking, and behaviour. Communication is key to a harmonious relationship with any potentially affected parties.
From a financial perspective, it is a good idea to check with HMRC what this additional income means for your own finances, for example, what your tax or VAT obligations might be.
Yes, we recommend you get Public Liability insurance. If you already host or run events you can usually speak to your insurance provider and have photoshoots and filming added to your policy. Alternatively you can obtain insurance on a case by case basis.
